Ma\u011fazalar\u0131n mevcut yerlerini koruma e\u011filimiyle yer de\u011fi\u015fiminin azald\u0131\u011f\u0131; bo\u015f kiralanabilir alanlar\u0131n ise azalmaya devam etti\u011fi de\u011ferlendirildi. Talepteki canl\u0131l\u0131\u011f\u0131n devam etti\u011fi caddelerde, s\u0131n\u0131rl\u0131 arz\u0131n etkisiyle birincil kiralar\u0131n son 8 y\u0131l\u0131n en y\u00fcksek seviyesinde yerini korudu\u011fu vurguland\u0131. 2024 y\u0131l\u0131nda \u0130stiklal Caddesi ve Ni\u015fanta\u015f\u0131 B\u00f6lgesinde yaya trafi\u011finin dikkate de\u011fer \u015fekilde art\u0131\u015f kaydetti\u011fi g\u00f6r\u00fcld\u00fc. Buna g\u00f6re, caddelerde d\u00fczenlenen k\u00fclt\u00fcrel etkinlikler ve yeni k\u00fclt\u00fcr sanat alanlar\u0131n\u0131n b\u00f6lgeye kazand\u0131r\u0131lmas\u0131 bu hareketin ba\u015fl\u0131ca etkeni olarak ortaya \u00e7\u0131kt\u0131.<\/strong><\/span><\/p><p><span style=\"color: #808080;\"> Uluslararas\u0131 gayrimenkul dan\u0131\u015fmanl\u0131k \u015firketi Cushman &amp; Wakefield I TR International, Ba\u011fdat Caddesi, \u0130stiklal Caddesi ve Ni\u015fanta\u015f\u0131 B\u00f6lgesi\u2019ni kapsayan \u2018\u0130stanbul Al\u0131\u015fveri\u015f Caddeleri Raporu\u2019nun 11.\u2019sini yay\u0131nlad\u0131. 3 ana al\u0131\u015fveri\u015f caddesinin 2024 y\u0131l\u0131 perakende verilerini inceleyen rapor, b\u00f6lgelerdeki y\u00fcksek doluluk oranlar\u0131na i\u015faret etti. Talebin canl\u0131l\u0131\u011f\u0131n\u0131 korudu\u011fu caddelerde, s\u0131n\u0131rl\u0131 arz\u0131n etkisiyle kira seviyelerinin y\u00fcksek kalmaya devam etti\u011fi vurguland\u0131.<\/span><\/p><p>2024 y\u0131l\u0131nda \u0130stanbul\u2019un ana caddelerinde kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn etkisinin tekrar belirgin hale geldi\u011fini g\u00f6steren rapora g\u00f6re; k\u00fclt\u00fcrel \u00e7ekim merkezlerinin yaya trafi\u011fini art\u0131rmas\u0131 ve yerel markalar\u0131n \u00f6ne \u00e7\u0131kmas\u0131 dikkat \u00e7ekti. 2025 y\u0131l\u0131nda ise tamamlanacak kentsel d\u00f6n\u00fc\u015f\u00fcm projeleriyle caddelerdeki de\u011fi\u015fimin belirgin olaca\u011f\u0131 ifade edildi.<\/p><p><strong>Caddelerde Bo\u015f Ma\u011faza Say\u0131s\u0131 Azal\u0131yor, Kiralama Hacmi 2014\u2019ten Bu Yana En D\u00fc\u015f\u00fck Seviyede<\/strong><br \/>Rapora g\u00f6re, caddelerde bo\u015f ma\u011faza say\u0131s\u0131n\u0131n \u00f6nceki y\u0131llarda oldu\u011fu gibi azalmaya devam etti\u011fi g\u00f6r\u00fcld\u00fc. \u0130\u015flemlerin \u00e7o\u011funu yeni kiralamalar\u0131n olu\u015fturdu\u011fu 2024 y\u0131l\u0131nda bir \u00f6nceki y\u0131l kentsel d\u00f6n\u00fc\u015f\u00fcmde olan ma\u011fazalar\u0131n %24\u2019\u00fc; bo\u015f olan ma\u011fazalar\u0131n ise %34\u2019\u00fc kiraland\u0131. Buna g\u00f6re 2023 y\u0131l\u0131nda t\u00fcm caddelerde kentsel d\u00f6n\u00fc\u015f\u00fcmde olan 58 ma\u011fazan\u0131n 14\u2019\u00fc 2024 y\u0131l\u0131nda kiralan\u0131rken, yine 2023 y\u0131l\u0131nda bo\u015f olan 32 ma\u011fazan\u0131n 11\u2019i kiralanm\u0131\u015f oldu. Son be\u015f y\u0131lda \u00fc\u00e7 ana caddede kiralama i\u015flemleri s\u0131ras\u0131yla; 2020 y\u0131l\u0131nda 128, 2021 y\u0131l\u0131nda 137, 2022 y\u0131l\u0131nda 51, 2023 y\u0131l\u0131nda 67 ve 2024 y\u0131l\u0131nda 51 olarak ger\u00e7ekle\u015fti. Metrekare baz\u0131nda toplam kiralama hacmi ise yakla\u015f\u0131k 12.000 m\u00b2 ile 2014\u2019ten bu yana en d\u00fc\u015f\u00fck seviyeye geriledi.<\/p><p><strong>Ba\u011fdat Caddesi\u2019nde Ma\u011faza Bulmak Zorla\u015ft\u0131, Alanlar K\u00fc\u00e7\u00fcld\u00fc<\/strong><br \/>Rapor, cadde baz\u0131nda farkl\u0131la\u015fan e\u011filimleri de ortaya koyuyor. Buna g\u00f6re Ni\u015fanta\u015f\u0131 B\u00f6lgesi\u2019nde ve \u0130stiklal Caddesi\u2019nde i\u015flem say\u0131s\u0131nda d\u00fc\u015f\u00fc\u015f ya\u015fan\u0131rken, kiralanan alanlar\u0131n ortalama b\u00fcy\u00fckl\u00fc\u011f\u00fcn\u00fcn artmas\u0131 dikkat \u00e7ekici bir geli\u015fme olarak g\u00f6r\u00fcld\u00fc. Bu durum, markalar\u0131n daha geni\u015f metrekareli ma\u011fazalara y\u00f6neldi\u011finin kan\u0131t\u0131 oldu. \u00d6te yandan Ba\u011fdat Caddesi&#8217;nde ise kentsel d\u00f6n\u00fc\u015f\u00fcm projeleri ve y\u00fcksek doluluk oranlar\u0131n\u0131n etkisiyle, markalar\u0131n uygun konum bulmakta zorland\u0131\u011f\u0131 ve bu nedenle kiralanan ortalama alan b\u00fcy\u00fckl\u00fc\u011f\u00fcn\u00fcn k\u00fc\u00e7\u00fcld\u00fc\u011f\u00fc g\u00f6r\u00fcld\u00fc.<\/p><p><strong>Ba\u011fdat Caddesi\u2019nde Kiralamalarda Yeme-\u0130\u00e7me Sekt\u00f6r\u00fc Pay\u0131n\u0131 Art\u0131rd\u0131<\/strong><br \/>\u00dc\u00e7 ana caddede kiralama i\u015flemlerinde \u00f6zellikle yeme-i\u00e7me sekt\u00f6r\u00fcn\u00fcn yapt\u0131\u011f\u0131 atak g\u00f6zlerden ka\u00e7mad\u0131. Raporda, \u201c2023 y\u0131l\u0131nda ger\u00e7ekle\u015fen yeni kiralama i\u015flemlerinin %35\u2019i giyim ve ayakkab\u0131 sekt\u00f6r\u00fcne aitken, 2024 y\u0131l\u0131nda benzer \u015fekilde i\u015flemlerin %36\u2019s\u0131na denk gelen hacmiyle giyim ve ayakkab\u0131 sekt\u00f6r\u00fc en \u00e7ok i\u015flem g\u00f6ren sekt\u00f6r oldu. Yeme-i\u00e7me sekt\u00f6r\u00fc ise ge\u00e7ti\u011fimiz seneye g\u00f6re oransal olarak artarak %23\u2019ten %32\u2019ye y\u00fckseldi\u201d denildi.<\/p><p>Ba\u011fdat Caddesi\u2019ndeki kiralama i\u015flemleri ve talebine y\u00f6nelik art\u0131\u015f\u0131n ortaya \u00e7\u0131kt\u0131\u011f\u0131 raporda, konuya y\u00f6nelik \u015fu de\u011ferlendirme yap\u0131ld\u0131: \u201c2024 y\u0131l\u0131nda genel anlamda caddelerde ger\u00e7ekle\u015fen i\u015flemler metrekare ve say\u0131s\u0131 bak\u0131m\u0131ndan farkl\u0131l\u0131klar g\u00f6stermektedir. Bu ba\u011flamda incelenen caddelerden \u0130stiklal Caddesi\u2019nde ve Ni\u015fanta\u015f\u0131 b\u00f6lgesinde i\u015flem say\u0131s\u0131 olarak d\u00fc\u015f\u00fc\u015f ya\u015fan\u0131rken Ba\u011fdat Caddesi\u2019ndeki kiralama i\u015flemlerinde hafif bir art\u0131\u015f g\u00f6r\u00fclm\u00fc\u015ft\u00fcr. Metrekare baz\u0131nda ise \u00f6zellikle \u0130stiklal\u2019de ciddi bir d\u00fc\u015f\u00fc\u015f g\u00f6zlenirken Ni\u015fanta\u015f\u0131 B\u00f6lgesi ve Ba\u011fdat Caddesinde ise ge\u00e7ti\u011fimiz seneye k\u0131yasla bu oran neredeyse ayn\u0131 seviyede kalm\u0131\u015ft\u0131r.\u201d<br \/>\u00d6nceki y\u0131l oldu\u011fu gibi 2024 y\u0131l\u0131nda da en fazla yabanc\u0131 marka say\u0131s\u0131n\u0131n %21 seviyesi ile Ba\u011fdat Caddesi\u2019nde oldu\u011fu kaydedilen raporda, Ba\u011fdat Caddesi\u2019ni %17 ile Ni\u015fanta\u015f\u0131 B\u00f6lgesi ve %15 ile Taksim Caddesi\u2019nin takip etti\u011fi verilere yans\u0131d\u0131.<\/p><p><strong>K\u00fclt\u00fcrel Etkinlikler \u0130stiklal\u2019i Canland\u0131rd\u0131, Kentsel D\u00f6n\u00fc\u015f\u00fcm Ba\u011fdat Caddesi\u2019ni Yava\u015flatt\u0131<\/strong><br \/>\u2022 Raporun 2024 y\u0131l\u0131 sonu\u00e7lar\u0131, \u00fc\u00e7 ana caddedeki yaya trafi\u011fine y\u00f6nelik \u00f6nemli etkenleri de a\u00e7\u0131\u011fa \u00e7\u0131kard\u0131.<br \/>\u2022 Ortalama yaya trafi\u011fi y\u0131l boyunca \u0130stiklal Caddesi ve Ni\u015fanta\u015f\u0131 B\u00f6lgesi\u2019nde artarken Ba\u011fdat Caddesi\u2019nde ise d\u00fc\u015ft\u00fc\u011f\u00fc hesapland\u0131.<br \/>\u2022 \u0130stiklal Caddesi\u2019nin hafta i\u00e7i g\u00fcnl\u00fck ziyaret\u00e7i say\u0131s\u0131 y\u00fczde 2 art\u0131\u015fla 207 bine, hafta sonu ise y\u00fczde 7 art\u0131\u015fla 313 bin 500\u2019e y\u00fckseldi\u011fi kaydedildi. Caddeyi ayl\u0131k ortalama 7,5 milyon, y\u0131ll\u0131k ise 90,1 milyon ki\u015fi ziyaret etti. \u00d6zellikle d\u00fczenlenen k\u00fclt\u00fcrel ve sanatsal etkinlikler ile caddenin k\u00fclt\u00fcrel ve turistik bir merkez olarak \u00f6ne \u00e7\u0131kmas\u0131 bu trafi\u011fi \u00f6nemli \u00f6l\u00e7\u00fcde etkiledi.<br \/>\u2022 Rapor sonu\u00e7lar\u0131na g\u00f6re 2024 y\u0131l\u0131nda Ni\u015fanta\u015f\u0131 B\u00f6lgesi&#8217;nde ziyaret\u00e7i say\u0131lar\u0131nda \u00f6nceki y\u0131la k\u0131yasla \u00f6nemli bir art\u0131\u015f g\u00f6zlemlendi. Hafta i\u00e7i tahmini ziyaret\u00e7i say\u0131s\u0131 78 bin seviyesinde sabit kal\u0131rken, hafta sonu tahmini ziyaret\u00e7i say\u0131s\u0131n\u0131n ise yakla\u015f\u0131k y\u00fczde 59&#8217;luk bir art\u0131\u015fla 153 bine y\u00fckseldi\u011fi g\u00f6r\u00fcld\u00fc. Ayl\u0131k ziyaret\u00e7i say\u0131s\u0131n\u0131n ortalama 3,01 milyon olarak kaydedildi\u011fi caddede y\u0131ll\u0131k ziyaret\u00e7i say\u0131s\u0131 ise 36,2 milyon olarak kaydedildi.<br \/>\u2022 Ba\u011fdat Caddesi ise ayn\u0131 d\u00f6nemde ziyaret\u00e7i trafi\u011finde ya\u015fad\u0131\u011f\u0131 d\u00fc\u015f\u00fc\u015fle dikkat \u00e7ekti. Rapora g\u00f6re, cadde \u00fczerindeki kentsel d\u00f6n\u00fc\u015f\u00fcm ve altyap\u0131 yenileme \u00e7al\u0131\u015fmalar\u0131 bu trafi\u011fin azalmas\u0131nda ana etken oldu. Caddede hafta i\u00e7i g\u00fcnl\u00fck ortalama ziyaret\u00e7i say\u0131s\u0131 y\u00fczde 40 azal\u0131\u015fla 87 bin, hafta sonu ziyaret\u00e7i say\u0131s\u0131 ise y\u00fczde 35 d\u00fc\u015f\u00fc\u015fle 85 bin olarak kaydedildi. Bu durum, caddenin ayl\u0131k ortalama ziyaret\u00e7i say\u0131s\u0131n\u0131n 2,6 milyon, y\u0131ll\u0131k toplam\u0131n\u0131n ise 31,4 milyon seviyesine d\u00fc\u015fmesine neden oldu.<\/p><p><strong>Abdi \u0130pek\u00e7i, D\u00fcnya Caddeleri ile Yar\u0131\u015f\u0131yor<\/strong><br \/>D\u00fcnyan\u0131n say\u0131l\u0131 caddeleri aras\u0131nda yer alan \u0130stanbul\u2019un \u00fc\u00e7 ana al\u0131\u015fveri\u015f caddesi ayn\u0131 zamanda \u00f6nemli ticari ve k\u00fclt\u00fcrel merkezler olarak \u00f6ne \u00e7\u0131k\u0131yor. Bu kapsamda \u0130stiklal Caddesi, 2024 y\u0131l\u0131nda da en yo\u011fun ziyaret edilen ana cadde olma \u00f6zelli\u011fini korudu.<br \/>Ni\u015fanta\u015f\u0131 B\u00f6lgesi\u2019nde yer alan Abdi \u0130pek\u00e7i Caddesi ise bir \u00f6nceki y\u0131l oldu\u011fu gibi metrekare ba\u015f\u0131na 250 ABD$ ile son 8 y\u0131l\u0131n en y\u00fcksek birincil kira bedeline sahip cadde unvan\u0131n\u0131 s\u00fcrd\u00fcrd\u00fc. Abdi \u0130pek\u00e7i Caddesi ayl\u0131k metrekarede 250 dolarl\u0131k kiras\u0131yla, Amsterdam (222.50 ABD$\/m\u00b2), Prag (240 ABD$\/m\u00b2) ve Helsinki\u2019nin (109 ABD$\/m\u00b2) en l\u00fcks caddelerini geride b\u0131rakt\u0131. Onu 220 ABD$ kirayla \u0130stiklal Caddesi ve 150 ABD$ kirayla Ba\u011fdat Caddesi izledi.<br \/>Ba\u011fdat Caddesi\u2019nde kentsel d\u00f6n\u00fc\u015f\u00fcm projeleri ve altyap\u0131 yenileme \u00e7al\u0131\u015fmalar\u0131nda art\u0131\u015f g\u00f6zlenirken, 2024 y\u0131l\u0131nda s\u0131n\u0131rl\u0131 arza ve y\u00fcksek dolulu\u011fa ra\u011fmen kiralama i\u015flemlerinde art\u0131\u015f ya\u015fand\u0131\u011f\u0131 g\u00f6r\u00fcld\u00fc.
